Services Description

SC Construction & Property Maintenance provides professional construction and property maintenance services including:

  • Excavation and site preparation
  • Concrete construction and foundation work
  • Rock hammering and utility installation
  • Lawn maintenance and landscaping
  • Sprinkler system installation and repair
  • Water feature construction
  • Septic system installation
  • Snow removal and property maintenance
  • General contracting and project management

All services are provided subject to these Terms and any additional agreements or contracts specific to your project.

Service Agreements and Estimates

Free Estimates and Quotes

We provide free estimates and quotes for our services. These estimates are valid for 30 days from the date of issue and are subject to the following conditions:

  • Estimates are based on information provided by the customer at the time of request
  • Additional work or changes to project scope may affect final pricing
  • Estimates do not include permits, inspections, or other third-party costs
  • Prices may be subject to change due to material cost fluctuations

Service Agreements

When you accept our estimate and schedule services, a service agreement is formed that includes:

  • Detailed scope of work and specifications
  • Project timeline and milestones
  • Payment terms and schedule
  • Warranty information and terms
  • Change order procedures

Payment Terms

Payment terms vary by project size and duration:

Accepted Payment Methods

Late Payment

Late payments may be subject to a 1.5% monthly finance charge. Accounts more than 30 days past due may result in suspension of services and legal action to recover outstanding balances.

General Contracting and Communication

Project Coordination

We are committed to maintaining clear communication throughout your project:

  • Regular project updates and progress reports
  • 24-hour response time for urgent matters
  • Designated project manager for each project
  • Written documentation of all changes and decisions
  • Final walkthrough and project completion documentation

Change Orders

Any changes to the original project scope must be documented in writing as a change order. Change orders will include updated pricing, timeline adjustments, and any additional terms. Work will not proceed on changes until the change order is approved and signed.

Warranties and Guarantees

Workmanship Warranty

We provide the following warranties on our work:

  • General Construction: 1-year warranty on workmanship
  • Foundation Work: 5-year warranty on structural integrity
  • Septic Installation: 2-year warranty on installation and system components (We are a licensed septic installer)
  • Landscaping: 1-year warranty on plant health and installation
  • Equipment Installation: Manufacturer warranty plus 1-year labor warranty

Warranty Limitations

Warranties do not cover damage caused by:

  • Natural disasters or acts of God
  • Improper maintenance or abuse
  • Unauthorized modifications or repairs
  • Normal wear and tear
  • Damage from third parties

Safety and Compliance

Safety Standards

We maintain the highest safety standards on all projects:

  • OSHA compliance and regular safety training
  • Proper safety equipment and protective gear
  • Site safety protocols and hazard identification
  • Emergency response procedures
  • Regular safety inspections and audits

Permits and Inspections

We handle all necessary permits and inspections for your project, including:

  • Building permits and construction permits
  • Utility permits and right-of-way permits
  • Environmental permits and inspections
  • Final inspections and occupancy permits
  • Coordination with local building departments

Liability and Insurance

Insurance Coverage

We maintain comprehensive insurance coverage including:

  • General liability insurance ($2,000,000 per occurrence)
  • Workers' compensation insurance
  • Commercial auto insurance
  • Equipment and tool insurance
  • Umbrella liability coverage

Liability Limitations

Our liability is limited to the amount paid for the specific service in question. We are not liable for indirect, incidental, or consequential damages. In no event shall our total liability exceed the contract amount.

Customer Responsibilities

To ensure successful project completion, customers are responsible for:

  • Providing accurate project information and requirements
  • Securing necessary property access and permissions
  • Removing personal items and obstacles from work areas
  • Providing utilities and facilities as needed
  • Making timely decisions and approvals
  • Ensuring payment according to agreed terms
  • Providing feedback and addressing concerns promptly

Dispute Resolution

Informal Resolution

We encourage open communication to resolve any issues:

  • Direct communication with project manager
  • Written documentation of concerns
  • Site meetings to address issues
  • Mediation if direct resolution fails

Legal Action

If informal resolution is not possible, any disputes will be resolved through binding arbitration in Twin Falls County, Idaho, in accordance with Idaho law. Both parties agree to waive any right to a jury trial.
